The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The reconstruction and infilling of the structure following the removal of the lead tank shall exactly match the surrounding original walls in both pattern, materials and pointing finish, unless otherwise agreed in writing with the Local Planning Authority prior to the commencement of the reconstruction work. Reason: To safeguard the character, appearance and significance of the Grade I listed building and the setting of the Halswell Park Estate as a whole.

A one metre square sample panel of proposed pointing styles to the garden wall shall be prepared on site for the inspection and agreement in writing by the Local Planning Authority prior to the commencement of the works to the garden wall. The proposed pointing to the garden wall shall exactly match the agreed sample panel. Reason: To safeguard the character, appearance and significance of the Grade I listed building and the setting of the Halswell Park Estate as a whole.

The new sections of the garden wall shall be constructed using only material salvaged from the sections of the garden wall which are to be lowered in height, unless otherwise agreed in writing with the Local Planning Authority prior to the commencement of the works to the garden wall. Reason: To safeguard the character, appearance and significance of the Grade I listed building and the setting of the Halswell Park Estate as a whole.

The exact location of the lead tank following its removal from the external wall shall be agreed on site and confirmed in writing by the Local Planning Authority prior to the relocation of the lead tank. The lead tank shall only be located in the agreed position. Reason: To safeguard the character, appearance and significance of the Grade I listed building and the setting of the Halswell Park Estate as a whole.
