The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Before the development hereby permitted is first brought into its permitted use the window on the western elevation (indicated as serving the ensuite on the submitted and approved Drg no. VPH-S.Coles-01) shall be fitted with a non-opening below 1.7m and obscure-glazed window, and shall be retained in that fashion thereafter in perpetuity.  Reason: To safeguard the privacy of the occupants of the building and neighbouring properties in accordance with Sedgemoor Local Plan 2011-2032 Policy D25.
