The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

a) The touring caravans shall be occupied for holiday purposes only and shall not be occupied as a person's sole or main residence. b) The site operator and owners shall maintain an up to date register of the names of all owners/occupiers, including their guests, and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The site is not considered suitable for permanent accommodation in accordance with Policies D17 and CO1 of the Sedgemoor Local Plan.

The 5 pitches hereby approved shall only be used for the siting of touring caravans. Reason: To safeguard the rural character of the area in accordance with policies D2 and D19 of the Local Plan.

No external lighting shall be installed within the development hereby permitted. Reason: In the interests of amenity in accordance with Policy D2 of the Sedgemoor Local Plan.

At the proposed access there shall be no obstruction to visibility greater than 600mm above adjoining road level within the visibility splays shown on the submitted plan, Drawing No.LDS570/003 Rev A. Such visibility splays shall be constructed prior to the first use of the development hereby permitted and shall thereafter be maintained at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Before the touring caravan pitches hereby permitted are first brought into use the proposed access including the designated passing place shall be constructed in accordance with details shown on the submitted plan no.LDS570/003 Rev A. Reason: In the interest of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Before the caravan pitches hereby permitted are first occupied provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway in accordance with details as set out on plan no.LDS570/003 Rev A. Such provision shall be maintained thereafter at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Within 9 months of the date of the commencement of the development the landscaping works as shown on plan no. LDS570/003 Rev A shall be implemented and include: planting of native species fruit trees. replacement of border planting to the south boundary of the application site with native species. maintain height of existing hedgerow to north east corner of the site to at least 2m. the planting of a new hedgerow to the west boundary, which shall comprise native species. The new hedge shall be protected and maintained until it is fully established The trees/hedgerow shall be protected and maintained until full established, and dead or dying trees/hedgerow shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity in accordance with Policy D2 of the Sedgemoor Local Plan.
