The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Within 3 months of the date of this permission the following shall be provided within the development: 2no. permanent bat boxes will be installed within the grounds of the site. 2no. bird nest boxes installed below the eaves on the north or east elevations. Confirmation that the above has been installed shall be submitted to and approved in writing by the Local Planning Authority and the above mitigation and enhancement measures shall be retained on site, as such, thereafter. Reason: In the interests of providing biodiversity mitigation and enhancements in accordance with Policy D20 of the Sedgemoor Local Plan

No external lighting shall be installed within the development hereby permitted. Reason: In the interests of amenity and biodiversity in accordance with Policy D2 and D20 of the Sedgemoor Local Plan.

The building hereby permitted shall be used for agricultural storage only and shall not be used for the housing of livestock or the intensive rearing of poultry and pigs. Reason: In the interests of clarity as to the extent of the planning permission.
