The proposed relocation of the store building further south would take it beyond the original red line boundary of the extant planning permission. In addition, the proposed amendments to the appearance of the store building would result in a substantial increase in its size and scale to that permitted, which have the potential to have an increased visual impact on the surrounding area. As the proposed works will go beyond the scheme approved by the planning permission they cannot be considered as a non-material change.
