The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The hours of working at the site shall be limited to 0800hrs to 1800hrs on Mondays to Fridays, 0800hrs to 1300hrs on Saturdays, and there shall be no working on Sundays or Bank and Public Holidays. Reason: To prevent excessive noise and protect the residential amenity of neighbouring occupiers in accordance with Policies D24 and D25 of the Sedgemoor Local Plan 2011-2032.

The development hereby permitted shall be used only by the occupiers of Barn A, Moor Row Farm for the sale, storage, preparation, cleaning and restoration of vehicles. The use shall at no time be operated as an independent commercial enterprise and shall not be used by, or for the benefit of, persons other than the occupiers of Barn A, Moor Row Farm. Reason: In the interests of residential amenity in accordance with Policy D25 and Policy D24 of the Sedgemoor Local Plan 2011-2032.

There shall be no outside storage at the site other than for vehicles parked within the area outlined and annotated as a 'car park' on the approved 1:1250 layout drawing no. 25/26/00005/1. Reason: To safeguard the character of the area in accordance with Policy D2 and Policy D19 of the Sedgemoor Local Plan 2011-2032.

A landscaping scheme shall be submitted to and approved in writing by the local Planning Authority within 2 months of the date of this consent.  The scheme shall include details of the species, siting and numbers to be planted. The scheme shall be completely carried out within the first available planting season (1 October to 31 March) from the date of this approval. Written confirmation of the completion of the landscaping scheme shall be submitted to the Local Planning Authority. For a period of five years after the completion of each landscaping scheme, the trees and shrubs shall be protected and maintained in a healthy weed free condition and any trees or shrubs that cease to grow or are uprooted shall be replaced by trees or shrubs of similar size and species. Reason:  To ensure that the proposed development does not harm the character and appearance of the area in accordance with Policy D2 and D19 of the Sedgemoor Local Plan 2011-2032.

Within three months of the date of this permission, a boundary treatment comprising a fence or wall with a height of 2 metres shall be erected along the north-eastern boundary of the application site. Prior to its installation, details of the design, materials and appearance of the boundary treatment shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details and the boundary treatment shall thereafter be retained and maintained as approved. Reason: In the interests of residential amenity in accordance with Policy D25 and Policy D24 of the Sedgemoor Local Plan 2011-2032.
