The proposed changes are considered to materially alter the appearance of the development as a whole by virtue of the change to the roof orientation and the replacement of the dormer style front elevation with a gabled design. The provision of a first floor window to the south elevation, where none were present as approved, would potentially increase overlooking to nearby residential properties and would therefore affect the privacy of those residents. As the proposed works will go beyond the scheme approved by the planning permission they cannot be considered as a non-material change.
