The development hereby permitted shall be begun before 15th April 2023 which is three years from the date of the original consent no. 25/19/00022. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Any historic material that is to be replaced to be fully recorded prior to dismantling, details of which shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure the character of the listed structure and the setting of the conservation is preserved in accordance with Policy D26 of the Sedgemoor Local Plan.

Replacement window, door and all other external joinery details to be submitted to the Local Planning Authority for written approval prior to installation. The windows, doors and joinery shall be installed in accordance with the approved details. Reason: To ensure the new and replacement joinery sections are in keeping with the status of the historic structure and setting in accordance with Policy D26 of the Sedgemoor Local Plan.

Any additional tiles installed on the roof of the barns shall match those on the existing roof in material, type and colour. Reason: In the interest of the historic character of the site in accordance with Policy D26 of the Sedgemoor Local Plan.

Any rainwater goods to be installed shall be of cast metal only. Reason: To ensure the historic character of the site is maintained in accordance with Policy D26 of the Sedgemoor Local Plan.

Details explaining how the structure will be maintained to prevent unnecessary collapse or destabilisation during the roof structure removal and the reduction of ground floor to the interior should be submitted to and approved in writing by the Local Planning Authority prior to this phase of work being carried out. Works shall be carried out in accordance with the approved details. Reason: To ensure the historic fabric is supported throughout the project in accordance with Policy D26 of the Sedgemoor Local Plan.
