The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The accommodation hereby permitted shall be occupied only for holiday purposes or as ancillary accommodation to the principle dwelling known as 'South View'. As tourist accommodation it shall not be occupied as a person's sole or main residence. The applicant, or their successor(s) in title, shall maintain a comprehensive up-to-date register listing occupiers of the accommodation hereby approved, evidence of their main home addresses and the dates of occupation of the accommodation. The said register shall be made available for inspection by the Local Planning Authority at reasonable notice. The accommodation shall not be subdivided, sublet or sold separately from the main dwelling. Reason: The development is not considered suitable for a full residential development.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any additions, extensions or alterations to the dwelling by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of Sedgemoor District Council's Core Strategy.

The parking and turning area hereby approved shall be retained and not be used other than for the parking/turning of vehicles in connection with the development hereby permitted. Reason: To ensure that there is adequate space within the site for the parking of vehicles clear of the highway.
