The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

1 Little Orchard shall not be occupied by any persons other than gypsies and travellers, as defined in Annex 1 to Planning policy for traveller sites (August 2015) or any such definition arising from amendments to that document. Reason: In accordance with national policy on the provision of sites for gypsies and travellers.

No more than four caravans (of which two shall be static and two shall be touring) shall be stationed on the site at any one time. Reason: The site is not considered large enough to accommodate further caravans/mobile homes and in the interests of highway safety and visual amenity in accordance with Policies D13 and D2 of the Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), no new building or structure shall be constructed within the application site without the prior written approval of the local planning authority. Reason: The local planning authority wishes to exercise control over the future development of the site in the interests of visual amenity in accordance with Policy D2 of the Local Plan.

No business shall be operated on the site. Reason: The site lies outside the settlement boundary where development is strictly controlled in accordance with Policy CO1. The site is not considered suitable for a business use.

The proposed day rooms as shown on plan ref. 17013/DR dated april 2019 shall be used solely as a day room in connection with the occupants of the site and shall not be used as a separate independent unit of accommodation or used for any other purpose or business purpose whatsoever. Reason: The site is not appropriate for a further dwelling and the introduction of a commercial use would be contrary to the established character of the immediate locality in accordance with Policy CO1.
