The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The lodges hereby permitted shall be occupied for holiday purposes only and shall not be occupied as a person's sole or main residence. The applicant, or their successor(s) in title, shall maintain a comprehensive up-to-date register listing occupiers of the lodges hereby approved, evidence of their main home addresses and the dates of occupation of the lodges. The said register shall be made available for inspection by the Local Planning Authority at reasonable notice. Reason: The development is not considered suitable for a full residential development and in accordance with Policies D12 and P6 of the Core Strategy.

Before the development hereby permitted is occupied details of the proposed surface water drainage systems shall be submitted to and approved in writing by the local planning authority. The drainage works shall be carried out in accordance with the approved details and retained as such thereafter. Reason: In the interests of amenity in accordance with Policies D1 of the Core Strategy and emerging Local Plan.

Finished floor levels of the lodges hereby permitted shall be set no lower than 6.9m AOD. Reason: To protect the development and it's users from flooding in accordance with Policy D1 of the Core Strategy.

The lodges hereby permitted shall be securely anchored to the ground and retained as such thereafter. Reason: In the interests of flood risk and in accordance with Policies D1 of the Core Strategy and emerging Local Plan.

Before the lodges hereby permitted are occupied a flood warning and evacuation plan for the site shall be submitted to and approved in writing by the Local Planning Authority. The site shall be operated in accordance with the plan as agreed thereafter. Reason: To ensure the site, which is in flood zone 3 is safe for the duration of the occupation of the lodges in accordance with Policies D1 of the Core Strategy and emerging Local Plan.
