The proposal relates to an existing development recently permitted for holiday lets attached to a public house within East Huntspill. The holiday lets were approved as they were considered to contribute positively to the viability of the business through its diversification. The proposed removal of condition 3 of permission 25/17/00040 to allow the holiday lets to be used for HPC workers on a longer term basis is considered unacceptable on the basis of the limited size of the accommodation as well as the fact that the provision of tourism accommodation given over to the HPC workforce was set out as a temporary measure. Taking into account the operational guidance and the monitoring data that is available, there is an oversupply of tourism accommodation that has temporary consent for the HPC workforce. The proposal has not demonstrated that the existing holiday accommodation is no longer viable and it is considered that the accommodation as existing is not suitable for longer term residential use. The proposal is therefore contrary to Policies MIP2, D2 and D12 of the Sedgemoor District Core Strategy, Hinkley Point C Supplementary Planning Document October 2011 and policies MIP2, D2 and D18 of the emerging Local Plan.
