Within three months of the date of this decision foul and surface water disposal schemes shall be submitted to the Local Planning Authority and approved in writing ("the Approved Schemes"). The Approved schemes will be implemented within three months of the date of their approval and thereafter retained and maintained in perpetuity. Reason: In the interests of amenity

The development hereby permitted shall be carried out in complete accordance with the details shown on the following approved plans: Location Plan Drg No. 1713/LP0, Site Layout Drg No. 1713/02/01 and Proposed Utility Block Elevations and Floor Plan Drg No. 1713/02/02 Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby approved shall be completed within three months of the date of this Decision. Reason: In the interests of amenity and proper planning.

2, Little Orchard shall not be occupied by any persons other than gypsies and travellers as defined in Annex 1: Glossary of Planning Policy for Traveller Sites (or its equivalent in replacement national policy). Reason: In accordance with national policy on the provision of sites for gypsies and travellers.

No commercial or business uses shall take place on the land at Little Orchard. Reason: The site is not considered appropriate for such uses.

No more than five caravans, as defined in the Caravan Sites and Control of Development Act 1960 and the Caravan Sites Act 1968 as amended (of which no more than two shall be static caravans or mobile homes) shall be stationed on the site at 2 Little Orchard at any time. Reason: In the interests of visual amenity

The visibility splays (2.4m x 85m) identified on Drawing No. JPH1 shall be retained whilst Little Orchard is used as a gypsy or traveller caravan site. Reason: In the interests of highway safety

The floor level of the mobile homes hereby approved shall be 0.9 of a metre higher than the ground level shown on theSite Layout Drg No. 1713/02/01 in the position where the mobile homes are sited and shall be retained at that height thereafter unless otherwise agreed in writing by the Local Planning Authority. Reasons: In the interests of health and safety.
