The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

a) The holiday lodge shall be occupied for tourism purposes only and shall not be occupied as a person's sole or main residence. b) The holiday lodge shall not be occupied by the same person or family for more than 3 months in any 12 month period. c) The owner shall maintain an up to date register of the names of all guests and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: To ensure the holiday lodge remains as such and is not occupied in a residential manner.

The parking and turning area hereby approved shall be provided, properly consolidated and surfaced before the building is first occupied and shall thereafter be retained and not be used other than for the parking/turning of vehicles in connection with the development hereby permitted. Reason: To ensure that there is adequate space within the site for the parking of vehicles clear of the highway.

Prior to the first occupation of the holiday lodge hereby permitted the flood mitigation and flood resilience measures contained within the Flood Risk Assessment dated April 2016 shall have been implemented and thereafter shall be retained and maintained. Reason: To address concerns about flooding in accordance with Sedgemoor Core Strategy Policies S3, S4 and D1.
