The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby approved shall not be occupied until measures for the enhancement and protection of biodiversity have been installed in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. Such enhancement measures shall include:- bat boxes bird boxes (e.g. swallow cups, swift boxes, sparrow teraces, owl boxes as approrpiate) hedgehog friendly fencing Once installed such measures shall be retained at all times thereafter unless otherwise agreed otherwise in writing by the local planning authority. Reason: To safeguard and promote biodiversity in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The dwelling hereby approved shall not be occupied until a Flood Warning and Evacuation plan for the site has been submitted to and approved in writing by the local planning authority. The approved plan shall be maintained for all time thereafter. Reason: To safeguard future occupants from flood risk in accordance with Policy D1 of the Local Plan.
