The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The building shall not be used for the intensive rearing of poultry or pigs without the prior written permission of the local planning authority. Reason: In order to safeguard local residents from excessive noise and odour in accordance with Policy D25 of the Sedgemoor Local Plan.

No development hereby approved which shall interfere with or compromise the use of footpath AX 17/22, shall take place until a path diversion order has been made and confirmed, and the diverted route made available and ready for use by the public to the satisfaction of the Local Planning Authority. Reason: This is a pre-commencement condition to ensure the development does not result in the obstruction of the existing rights of way network in accordance with Policy D14 of the Sedgemoor Local Plan.
