The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to commencement of development, one of the following shall be submitted to and approved in writing by the Local Planning Authority: a) A copy of the licence issued by Natural England pursuant to Regulation 55 of The Conservation of Habitats and Species Regulations 2017 (as amended) authorising the development to proceed; or b) A statement from a suitably qualified and licensed bat ecologist confirming that, in their professional opinion, the specified development will not require a licence, including full justification for this position. Reason: A pre-commencement condition in the interests of the strict protection and favourable conservation status of bats as a European Protected Species, and to conserve and enhance biodiversity in accordance with NPPF Policy N2 (Improving the Natural Environment) and Policy D20 of the Sedgemoor Local Plan 2011-2032.

Biodiversity Enhancements shall be incorporated into the development and shall include the following measures: A minimum of 2 integrated swift bricks shall be incorporated into the development at suitable height (=5m) and elevation (generally north-east to south-east facing), away from windows, vents and artificial light sources. Swift bricks should be integrated within the fabric of the building and retained thereafter for the lifetime of the development. An integrated bee brick , installed 1m above ground on a south-facing wall, with clear access to entrance holes. The measures shall be in place prior to the first use of the extension hereby approved and shall be retained and maintained for the lifetime of the development. Reason: To secure biodiversity enhancement measures, habitat creation and ecological connectivity, and to support nature recovery in accordance with NPPF Policy N2 (Improving the Natural Environment) and Policy D20 of the Sedgemoor Local Plan 2011-2032.

No external lighting shall be installed unless a lighting design for bats and other light sensitive species, has been submitted to and approved in writing by the local planning authority, following Guidance Note 08/23 - bats and artificial lighting at night (ILP and BCT 2023), or any subsequent update or replacement guidance recognised as best practice within the industry at the time of submission of the design. The design shall show how and where external lighting will be installed. All external lighting shall be installed in accordance with the specifications and locations set out in the design and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European and UK protected species, UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in accordance with Policy D20 of the Sedgemoor Local Plan.

Prior to the use of the extension hereby approved, the first floor windows in the west elevation of the extension shall be fitted with obscure glazing. Such glazing shall remain in place for all times thereafter. To safeguard the privacy of the neighbouring property in accordance with Policy D25 of the of the Sedgemoor Local Plan 2011-2032.
