The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the site first going into operation, a contingency plan in respect of gate closure and the necessary personnel on site shall be submitted to, and approved in writing by, the Local Planning Authority in consultation with the Environment Agency. The plan should be regularly updated and reviewed annually. Any changes to the plan should be notified to the Local Planning Authority and Environment Agency. The plan shall be implemented as approved. Reason: In the interests of flood risk management.

The development permitted by this planning permission shall only be carried out in accordance with the approved Flood Risk Assessment (FRA) by AECOM dated August 2018 and the following mitigation measures detailed within the FRA: 1: Constructed in accordance with the levels detailed within section 5.1 of the FRA. The mitigation measures shall be fully implemented prior to first operation and maintained for the lifetime of development. Reason: To reduce the risk of flooding to the proposed development and third parties.

The landscape planting scheme as detailed on dwg no. BO569/7110 Rev B and to include the re-instatement of the compound roadside hedge, shall be implemented in the first planting season following the completion of the development. The landscape areas shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species unless the Local Planning Authority has given its written consent to any variation. Reason: To ensure that development sites are appropriately landscaped to provide enhancement of the environment, mitigation for vegetation that is to be removed, to ensure biodiversity is maintained .and that planting schemes are established and managed into the future in the interests of visual amenity. This is in accordance with Section 12 of the NPPF and Policies D2 and D19 of Sedgemoors Adopted Local Plan.

The sand martin nesting boxes, with a minimum of 120 nesting opportunities installed according to the Environmental Constraints Plan, as submitted shall be maintained thereafter. Reason: For the enhancement of biodiversity in accordance with the National planning policy Framework and in accordance with the Adopted Local Plan policies D20 and D21.

The external lighting design approved through the discharge of condition no. 13 of the original consent no. 23/18/00013 shall be maintained in accordance with the approved lighting design. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: In the interests of the favourable Conservation Status of populations of European protected species and in accordance with the Adopted Local Plan policies D20 and D21.

At the proposed access into the main site of the Treatment Works, there shall be no obstruction to visibility greater than 900mm above adjoining road level within the visibility splays shown on the submitted plan. Reason: In the interest of highway safety.

The rating level of any sound as part of this development (as defined within BS4142:2014), shall not exceed the prevailing background noise level at any time, when measured or calculated at the boundary of any noise sensitive dwelling. The assessment method used shall be in accordance with BS4142:2014- "Methods for rating and assessing industrial and commercial sound". Reason: To safeguard local residents from noise and disturbance.
