The provision of an area of hardcore hereby permitted shall be for a removed and the land restored to its former condition and use on or before 30th September 2019 in accordance with a scheme of work submitted to and approved by the local planning authority. Reason: In the interests of the visual amenities of the locality and in accordance with Policies CO1, D2 and D19 of the Local Plan.

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The application shall be carried out in accordance with the Construction Traffic Management Plan revision v1 dated 29th July 2018. Reason: In the interests of Highway Safety in accordance with Policies D13 and D14 of the Local Plan.

Hedgerows and trees in the construction area shall be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during construction and ensure materials are not stored at the base of trees, hedgerows and other sensitive habitats. Reason: In the interests of biodiversity in accordance with Policy D20 of the Local Plan.

Any entrance gates erected shall be hung to open inwards, shall be set back a minimum distance of 5 metres from the carriageway edge and shall thereafter be maintained in that condition at all times. Reason: In the interests of Highway Safety in accordance with Policies D13 and D14.

There shall be no obstruction to visibility greater than 600mm above adjoining road level forward of a line drawn 2.4m back and parallel to the nearside carriageway edge over the entire site frontage. Such visibility shall be fully provided before works commence on the development hereby permitted and shall thereafter be maintained at all times. Reason: In the interests of Highway Safety in accordance with Policies D13 and D14 of the Local Plan.
