Before the repointing hereby granted consent is carried out, details of the mortar to be used for re- pointing (including mortar mix, colour, texture and pointing finish) shall be submitted to and agreed in writing by the Local Planning Authority. The works shall be carried out only in accordance with the agreed repointing and mortar details. Reason: To preserve the special architectural and historic interest of the listed building.

All external lighting shall be installed in accordance with the specifications and locations set out in the design submitted to SES on 24/01, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. All external lighting should have an Upwards Light Ratio of 0%, a colour temperature of 2700 Kelvin or lower, and a peak wavelength higher than 550nm in line with Guidance Note 08/23 - bats and artificial lighting at night (ILP and BCT 2023). Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

No vegetation removal or works to or demolition of buildings or structures shall take place between 1st March and 30th September inclusive, unless a competent ecologist has undertaken a careful, detailed check for active birds' nests immediately before the vegetation is cleared or works to or demolition of buildings commences and provided written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the Local Planning Authority by the ecologist accompanied by dated photos showing the site before and after clearance. In no circumstances should netting be used to exclude nesting birds. Reason: In the interests of nesting wild birds and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

A Reasonable Avoidance Measures Method Statement (RAMMS) for bats will be submitted to and in approved in writing by the Local Planning Authority prior to the commencement of any works to the building(s). The detailed mitigation strategy shall include details of: a) Toolbox talk(s) to be given to all site workers. b) The timings of sensitive works to reduce the risk of bats being present. c) Ecological supervision of works affecting features of bat roost potential. d) Precautionary working measures. e) Methodology in the unlikely event that bats are discovered during works. Reason: To ensure the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

A Biodiversity Enhancement and Mitigation Plan (BEMP) shall be submitted to, and be approved in writing by, the Local Planning Authority prior to the commencement of the development. The mitigation/enhancements should be retained thereafter and should include the following: a) 2x 'Vivara Pro Miramare Large WoodStone Bat Box (or equivalent) will be suitably erected according to manufacturers specification, and boxes aimed at different species should be spaced at least 2m apart. b) Provision for nesting swallows, for example within a structure providing shelter, such as an open fronted log store with the provision of 5 artificial nest cups within, or a bespoke box attached to a north facing wall. c) Any hedgerows and trees to be planted shall be native and should include nectar, nut and fruit producing species. All hedgerows will be retained where possible and managed as a screen and habitat feature, at a height over three meters where possible, with a minimum of 1 individual trees allowed to mature. Hedgerows should be managed to promote a greater range of age classes and native species through appropriate planting and management of hedgerow species and understorey.
