The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the installation, no works to construct the alterations to the main house and conversion of the piggery and stables, no works hereby approved shall be carried out unless particulars of the following have been submitted to and approved in writing by the Local Planning Authority:- materials (including the provision of samples where appropriate) to be used for all external walls and roofs; a sample panel of brick/stonework; details of the design, materials and external finish for all external doors and windows including heads and cils drawn to a scale of 1:20 and trickle vents shall not be inserted into the windows/doors; details of all roof eaves, verges and abutments and all new guttering, down pipes and other rainwater goods, and external plumbing all rainwater goods shall be cast metal and painted black. Guttering shall be half round in profile and fixed by rise and fall brackets with no fascia board fitted.; details of the mortar to be used for re- pointing (including mortar mix, colour, texture and pointing finish; submission of details of rooflights including their size, design, material finish and method of opening and fixing. Once approved such details shall be implemented as part of the development. Reason: In the interest of visual amenity in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of internal insulation or damp proofing measures are inserted, details of their construction, materials, design and methods of installation shall be submitted to and agreed in writing by the Local Planning Authority. Once agreed the development shall be carried out in accordance with approved details. Reason: To ensure the works preserve the special architectural and historic interest of the Listed Building in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.
