The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No removal of trees or shrubs including brambles shall take place between 1st March and 31st August inclusive, unless a competent ecologist has undertaken a careful, detailed check for active birds' nests immediately before the vegetation is cleared and provides written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the Local Planning Authority by the ecologist. In no circumstances should netting be used to exclude nesting birds. Reason: In the interests of nesting wild birds and in accordance with policy D20 of the Sedgemoor Local Plan

The garage gable end window shall be bird-friendly. A specification for the glazing will be submitted to and approved by the Local Planning Authority. The approved glazing will be installed strictly in accordance with the specifications and shall be maintained thereafter in accordance with the design. Under no circumstances should any other type of glazing be installed without prior consent in writing from the Local Planning Authority. Reason: In the interests of priority bird species listed on s41 of the Natural Environment and Rural Communities Act 2006, biodiversity genenrally and in accordance with policy D20 of the Sedgemoor Local Plan

The hereby approved garage shall be single storey only. Reason: The site is not suitable for two storey building in accordance with policies D2 and D25 of the Sedgemoor Local Plan.

The garage hereby approved shall be for the parking of vehicles and for uses ancillary the host dwelling known as Overcompton and not for any other use. Reason: The site is not suitable for commercial use in accordance with policy D25 of the Sedgemoor Local Plan.

Within twelve months of the date of this permission the site shall be landscaped in accordance with a detailed scheme to be submitted to and approved in writing by the local planning authority. The trees/shrubs shall be protected and maintained, and dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity and for the protection of the Mendip Hill Area of Outstanding Natural Beauty in accordance with policies D2 and D20 of the Sedgemoor Local Pan.
