Conditions and Reasons

Number
Condition
Complied Date
1
The site is in the countryside where development is strictly controlled. The proposal seeks to remove the restrictive conditions no. 6 and 11 attached to planning consent 20/07/00008 which would result in the provision of the cabins being occupied as unrestricted dwellings in this unsustainable location which would not benefit the local economy, is remote from any urban area and therefore distant from adequate services and facilities. As a consequence, occupiers of the development would be likely to be dependent on private vehicles for most of their daily needs. Such fostering of growth in the need to travel would be contrary to government advice. It is not considered that there is an overriding need which would exceptionally allow the site to be occupied as permanent residential dwellings at this time. The proposal is therefore contrary to advice given in the National Planning Policy Framework, Policies S1, S3 and P6 of the Sedgemoor Core Strategy and Policies S1, S2, and D18 of the Emerging Local Plan.
2
The removal the condition would allow the cabins to be occupied by non-holiday residents all year round which would result in the loss of holiday accommodation which would adversely effect the resilience of the local economy and Policy D18 of the emerging Local Plan.
