Conditions and Reasons

Number
Condition
Complied Date
1
By virtue of the absence of sufficient evidence to demonstrate that there is no likelihood of a viable employment use (including redevelopment for employment use) the principle of the proposal which seeks consent for the proposed demolition and change of use of an existing commercial building has not been sufficiently justified and is therefore contrary to policies D16 and S2 Sedgemoor Local Plan
2
By virtue of the height, scale, massing and design of the proposed dwelling, the proposed development fails to positively respond to the existing character of the area and site specific constraints. The proposed development is contrary to the requirements of policy D2 Sedgemoor Local Plan
3
By virtue of the siting, scale, design and openings of the proposed dwelling the development if permitted would give rise to an unacceptable degree of mutual overlooking between the proposed dwelling and the existing neighbouring dwelling and unacceptable loss of privacy to existing occupiers. As such the proposed development would not provide an acceptable level of amenity and fails to comply with the requirements of policy D25 Sedgemoor Local Plan
