The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The use hereby approved shall not operate outside the hours 08.00 to 18.00. Reason: In the interests of the amenity of adjoining residents in accordance with Sedgemoor Local Plan 2011-2032 Policies D24 and D25.

The use hereby approved shall be as a horticultural nursery with ancillary plant sales. Such sales shall be primarily limited to plants and produce cultivated at the nursery with ancillary sales of other horticultural items limited to no more than 10% of turnover. Reason: In the interests of sustainable development as this rural location would not be suitable for unrestricted retail in accordance with Sedgemoor Local Plan 2011-2032 Policies S1, CO1 and CO4.
