Conditions and Reasons

Number
Condition
Complied Date
1
The development by reason of its density, height, scale and proximity to boundaries would result in a significant, detrimental impact on the character and visual amenities of the locality and will result in an unacceptable loss of privacy increasing the sense of overbearing and visual dominance and resulting to the detriment of the residential amenities of existing residents and the amenities of the future occupiers of the proposed units. As such the proposal is contrary to policies D2, D5, D25 and T4 Sedgemoor Local Plan 2011-2032
2
Insufficient information has been provided to demonstrate that the development of this site would be acceptable in terms of flood risk, and that potential occupiers would be safeguarded in the event of a flood. As such the proposal is contrary to Policy D1 of Sedgemoor Local Plan 2011-2032 and the advice contained within the NPPF.
3
The level of the parking proposed to serve the development is significantly below the standards as provided by Somerset County Parking Strategy, and the layout is such that there is insufficient space to allow for the safe maneuverability within the application site to such a degree that the development would have an adverse impact on highways safety due to cars parking on the highway in the surrounding area. As such the proposal is contrary to policy D14 Sedgemoor Local Plan 2011-2032
