The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No re-rendering works shall be carried out in accordance with the Design and Access Statement hereby approved, unless the following details have been first submitted to and approved in writing by the local authority: (a) a sample area of render removal using the approved method, in situ for inspection, and (b) a sample area of re-rendering demonstrating colour, texture, and finish has been provided in situ. The sample area of re-rendering shall be retained for reference until the works have been completed, and the re-rendering shall be carried out in strict accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No work shall be carried out to fit any doors, windows, or other external opening unless details of the design, materials, colour, and finish of these elements have been submitted to and approved in writing by the Local Planning Authority. The work shall be carried out strictly in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No work shall be carried out to install the thatched porch unless full details of the new thatched roof have been submitted to and approved in writing by the Local Planning Authority. This shall include the thatch material, as well as details of the ridge, verge, and eaves. The work shall be carried out strictly in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.
