The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No development above ground level shall commence until details and samples of all external materials to be used in the construction of the dwelling (including walls, roof, windows, and doors) have been submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. Reason:To ensure the use of appropriate materials that respect the character and appearance of the area, in accordance with Policies D2 of the Local Plan.

The landscaping scheme shown on the approved plans shall be implemented during the first planting season following completion of the development. Any trees or plants that die, are removed, or become seriously damaged within five years of planting shall be replaced with similar species. Reason: To ensure the development is adequately landscaped and to maintain visual amenity, in accordance with Policy D19 of the Local Plan.

The parking and turning areas shown on the approved plans shall be constructed and made available prior to occupation of the dwelling and retained thereafter for those purposes. Reason: To ensure adequate parking and turning provision is maintained, in accordance with Policy D14 of the Local Plan.

The ecological enhancement measures set out in the approved landscaping plan, including the installation of bat roost boxes, bird nesting boxes, and a habitat pile, shall be implemented prior to occupation of the dwelling and retained thereafter. Reason: To enhance biodiversity and comply with Policy D20 of the Local Plan.
