The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk Assessment by GeoSon Dated January 2025 Ref 73348) and the following mitigation measures it details: Finished ground floor levels shall be set no lower than 16.50 metres above Ordnance Datum (AOD) Finished first floor levels shall be set no lower than 19.20 metres above Ordnance Datum (AOD) and act as a safe refuge for occupants. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the llifetime of the development. Reasons: To reduce the risk of flooding to the proposed development and future occupants from the site.

All ecological measures and/or works shall be carried out in accordance with the details contained in the report by Crossman and Associates (13th August 2024) as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. A statement of conformity will be provided by the responsible ecologist within 1 weeks of works of the toolbox talk. Reason: In the interest of the strict protection of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Where external lighting is to be installed, prior to construction above damp-proof course level, a lighting design for bats, following Guidance Note 08/23 - bats and artificial lighting at night (ILP and BCT 2023), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed. Lux levels should be below 0.5 Lux on key & supporting features or habitats. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

A Biodiversity Enhancement Plan (BEP) shall be submitted to, and be approved in writing by, the Local Planning Authority prior to the commencement of the development. The mitigation/enhancements should be retained thereafter and should include the following: a) 2x Habibat bat boxes (type 001) or similar installed as per recommendations within sections 4.12-4.14 in the report by Crossman and Associates (13th August 2024) b) 2 x in-built sparrow nest boxes or similar installed as per recommendations within section 4.17-4.19 in the report by Crossman and Associates (13th August 2024) Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 180(d) of the National Planning Policy Framework and Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

The development hereby permitted must not be occupied until a scheme showing precise details of the proposed cycle storage/parking facilities for at least 2 bicycles is submitted to the Local Planning Authority and approved in writing. Once approved, any such scheme must be constructed before the development is occupied and, thereafter, must be maintained, kept free from obstruction and available for the purpose specified. Reason: To accord with cycle parking standards and encourage non car travel.

The development hereby permitted must not be occupied until the precise technical details of an electric vehicle charging point are submitted to the Local Planning Authority. Each charging point should be at least 7kW, an untethered connection i.e. only a socket without a built in cable, and capable of Mode 3 charging. These details shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme must be constructed before the development is occupied or utilised and, thereafter, must be maintained, kept free from obstruction and available for the purpose specified in perpetuity. Reason: To encourage use of electric vehicles.

As per the approved drawing reference Proposed Ground & First Floor Plan Drg No. 1251-01-PA102 Rev. 3 the rear (east facing rooflights shall be fitted with obscure glazing.The windows shall not thereafter be altered in any way without the prior written approval of the Local Planning Authority. Reason: In the interests of residential amenity.
