The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The conversion of the existing outbuilding into living accommodation hereby approved shall only be used for activities ancillary to the existing dwelling on site (currently known as Melingay), and no part shall be used, let or otherwise disposed of as a separate unit of accommodation. Reason: The proposal is acceptable on the basis of providing annex accommodation in accordance with policy D12 of the Sedgemoor Local Plan.

Any external lighting to be installed shall be in accordance with the submitted and approved lighting scheme for bats Drg No. External Lighting Plan DRG No. H6369/210A Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Hedgerows and trees shall be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during site clearance works, groundworks and construction and to ensure materials are not stored at the base of trees, hedgerows and other sensitive habitats. The measures shall be maintained throughout the construction period. Reason: A pre-commencement condition in the interests of European and UK protected species and biodiversity generally and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Prior to the first occupation of the development hereby approved, the following biodiversity enhancement shall be installed at the application site: a) One Schwegler 2F bat boxes or similar will be mounted at least 4m high above ground level on the south or east facing aspects of trees and maintained thereafter. b) One Vivara Pro Woodstone Nest Boxes (32mm hole version) or similar mounted between 1.5m and 3m high on the northerly facing aspect of trees and maintained thereafter Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 170(d) of the National Planning Policy Framework.
