The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

There shall be no lighting installed within the application site without the prior written consent of the Local Planning Authority Reason: to protect the dark skies of the AONB and in the interests of the proptection of European protected species and in accordance with policies D2 D19 and D20 Sedgemoor Local Plan 2011-2032

No vegetation removal or demolition works shall take place between 1 March and 30 September inclusive, unless a competent ecologist has undertaken a careful, detailed check for cative birds nests immediately before the vegetation clearance or works to or demolition of buildings commences and provides a written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting birds on the site. In no circumstances shall any netting be used to exclude nesting birds. Reason: in the interests of the protection of nesting wild birds and in accordance with policy D20 Sedgemoor Local Plan 2011-2032

Prior to first use of the development hereby proposed, the following biodiversity enhancements shall be installed and shall thereafter be retained and maintained: 1. The construction of 2 x deadwood log refugia piles within the area of tree planting on the south westerly side of the site as a shelter for reptiles, invertebrates, amphibians and small mammals. Advice and guidance can be found at: Log Piles for Wildlife/Garden Advice - The RSPB. This should be constructed within the boundary of the site and maintained thereafter 2. Installation of 1x standard bird boxes purchased or built, situated on a mature tree on site or appropriately positioned on the proposed works, at a height of above 3m. The ideal position for bird boxes is north facing (followed by north-east or east) Under no circumstances should the southor west elevations be used. Reason: in the interest of securing biodiversity enhancement oppotunities through development as set out in para 174(d) NPPF 2021 and policy D20 Sedgemoor Local Plan 2011-2032

A landscape planting scheme shall be submitted to the Local Planning Authority for approval. The approved planting scheme shall be implemented no later than the end of the first planting season following the first use of the development hereby approved. Notwithstanding the submitted details and for the avoidance of doubt the landscape scheme shall comprise a landscape masterplan which identifies any trees and/or hedgerows to be retained, removed, proposed and enhanced planting to screen the development that shall include a mixure of feathered trees and whips. The proposed planting scheme shall include a detailed scaled drawing which includes a plant schedule and planting specification. The planting schedule shall detail the proposed species, quantities, stock sizes, planting densities and spacings. All new trees/shrubs will be proteced with spiral guards and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species unless the LPA has given its written consent to any variation. Reason: To ensure that development sites are appropriately landscaped to provide enhancement of the environment, and that planting schemes are established and managed into the future in accordance with Sedgemoor Local Plan 2011-2032 policies D2, D19 and D20
