Prior to the commencement of any excavation or construction to form the parking area for plot 1 (as indicated on the submitted and approved Existing and Proposed Block Plan Drg No. PL4193/2B), plans for the retaining walls for the proposed parking area (including cross-sectional drawings), a method statement for their construction and details of the materials proposed shall be submitted to and approved in writing by the local planning authority. The parking area shall be constructed in accordance with the approved details. Reason: In the interests of the amenities of adjoining occupants in accordance with Sedgemoor Local Plan 2011-2032 Policy D25.
3
No demolition, or construction work involving noisy activities (such as the use of power tools/hammering) or deliveries to and from the site shall take place outside the hours of 07:00 to 18:00 Mondays to Fridays, 08:00 to 13:00 on Saturdays, with the exception of specific works which shall have been agreed in advance and in writing by the local planning authority and shall include details of the task, the date and duration of works. No works to take place on Sundays and Bank Holidays. Reason: To protect the amenity of local residents from potential impacts whilst site clearance, groundworks and construction is underway in accordance with Sedgemoor Local Plan 2011-2032 Policy D25.
4
Before the extension to the front elevation of plot 1 hereby permitted is first brought into its permitted use the window in the first floor south elevation of the extension (indicated as serving the en-suite on the submitted and approved Proposed Plot 1 Floor Plans and Elevations Drg No. PL4193/8B) shall be fitted with obscure-glazing which shall only be capable of opening either as a top-hung fanlight or left hand side hung casement (when viewed from the outside), and shall be retained in that fashion thereafter in perpetuity. Reason: To safeguard the privacy of the occupants of the building and neighbouring properties in accordance with Sedgemoor Local Plan 2011-2032 Policy D25.
5
Prior to first occupation of the annex hereby approved (plot 3), the following biodiversity enhancement(s) will be installed on the annexe building: 1x standard woodcrete bat box on to a building, facing south or west, at a height above 3m. 1x standard woodcrete bird box on to a building, facing east or north, at a height above 3m. Once installed, the biodiversity enhancement(s) shall thereafter be retained. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework and Sedgemoor Local Plan 2011-2032 policy D20.
6
There shall be no obstruction to visibility greater than 900mm (with the exception of any retaining wall structures approved under condition 2) above the adjoining road level forward of a line drawn 2.4m back and parallel to the nearside carriageway edge over the parking area for plot 1 (as indicated on the submitted and approved Existing and Proposed Block Plan Drg No. PL4193/2B). Such visibility shall be fully provided prior to the first occupation of the development hereby approved and shall be maintained at all times thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.
7
Provision shall be made within the site for the disposal of surface water so as to prevent its discharge on to the highway. Such provision shall be installed before the first occupation of the dwellings hereby approved and thereafter maintained at all times. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

9
The use of the annex (indicated as Plot 3 in the submitted and approved Existing and Proposed Block Plan Drg No. PL4193/2B) shall only be used for domestic activities ancillary to the dwelling marked as plot 2 on the submitted and approved Existing and Proposed Block Plan Drg No. PL4193/2B), and no part shall be used, let or otherwise disposed of as a separate unit of accommodation. Reason: The proximity of plot 2 to plot 3 is such that unacceptable amenity impacts would arise upon the respective future occupants of these buildings if they were not to be used as a single planning unit and to ensure the proposals are in accordance with Sedgemoor Local Plan 2011-2032 Policies D2 and D25.
10
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no extensions to, or additions to the roof, or insertion of new window openings above ground floor level, within the buildings hereby approved without the prior written approval of the local planning authority by submission of a planning application.
