The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the occupation of the development hereby approved, a 'lighting design for bats' for shall be submitted to and approved in writing by the local planning authority. The strategy shall show how and where external lighting will be installed (with the provision technical specifications and operation) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bat species using their territory or resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. No external lighting other than those approved under the lighting design for bats shall be installed without the prior written consent from the local planning authority. Reason: In the interests of the Favourable Conservation Status of local populations of European protected species in accordance with Policy D20 of Sedgemoor adopted Local Plan 2011-2032.

Unless additionally modified by Natural England License, bat roosts maintained, created and enhanced by specifications given in section 4.23 to 4.43 and figure 3, 4 and 5 of the Bat Activity Survey Report (Crossman Associates) dated 23 October 2019. The roosts shall be retained and maintained thereafter. Reason: In the interests of the Favourable Conservation Status of local populations of European protected species in accordance with Policy D20 of Sedgemoor adopted Local Plan 2011-2032.
