The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the completion/occupation of the extension hereby approved the parking areas hereby approved on drawing number 18/123/500b shall be implement and brought in to operational use for the parking of motor vehicles. These parking spaces shall thereafter be retained and maintained. Reason: To ensure that adequate off street parking is provided and in accordance with Somerset County Council Parking strategy date 2013 and in accordance with policy D14 of the Sedgemoor Local Plan 2011-2032.

The boundary wall to the new parking area shall be finished in a stone that matches the existing boundary wall of the property. Reason: In the interests of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

Prior to development commencing the following will be installed into or on to the design of the dwelling accordingly unless otherwise agreed in writing by the local planning authority: a) Two Habitat 001 bat boxes or similar will be integrated into the structure at least 4 metres above ground level and away from windows on the west elevation b) Two Schwegler 1SP Sparrow terraces or similar at least one metre apart directly under the eaves and away from windows on the north elevation c) A bee brick built into the wall about 1 metre above ground level on the south elevation. Reason: In the interests of the strict protection of European protected species and in accordance with planning policy D20 of Sedgemoor Local Plan 2011-2032.
