The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The existing tree boundary between the application site and Fiveways Close to the west shall be maintained to a minimum height of 3 metres in perpetuity. Any trees which fail shall be replaced for a period of five years. Reason: To protect the residential amenity of the occupants of the proposed development and those living in Fiveways Close in accordance with Core Strategy Policy D16.

The area allocated for the access, parking and turning (as indicated by the area shaded light blue in the submitted and approved Proposed Site Plan drwg no. 3100 102) shall be kept clear of obstruction and shall not be used other than for the access, parking and turning of vehicles in connection with the development hereby approved. Reason: In the interest of highway safety.
