Conditions and Reasons

Number
Condition
Complied Date
1
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
3
The glass type in all external windows and doors shall be of a type that prevents outside light spill. Details of the glazing material to be used in the external windows and doors shall be submitted to and approved in writing by the local planning authority before any work commences. Such approved materials shall be so retained. Reason: To minimise light spill in areas used by bats. All bats are afforded protection under the Habitats Regulations 2010 by which populations are to be maintained at Favourable Conservation Status as defined under Article 1 of the Habitats Directive 1992. Lacking evidence to the contrary it must be assumed the boundary hedgerow forms part of the habitat available to maintain local bat populations. Bat species are affected by the introduction of artificial lighting on commuting routes, which in effect can cause severance between roosts and foraging areas.
4
The emission of noise from any live or recorded amplified music on the premises, shall be so controlled by limiting the output thereof and by sound insulation, or other measures if necessary, so that it shall be inaudible at the boundary of any noise-sensitive dwelling not in the same ownership as the premises to which this application relates. Reason: To safeguard local residents from noise and disturbance.
