The proposed dwellings, by reason of the size and scale that is akin to a two storey dwelling, combined with the elevated site level and the surrounding single storey dwellings, would result in an overdevelopment of the plot and an incongruent form of development to the detriment of the visual amenity of the character of the site and street scene. As such, the proposal is contrary to policy D2 of the Sedgemoor Local Plan 2011-2032.

The proposed dwellings, by reason of the height of the proposed buildings and elevated site level and the surrounding single storey dwellings, would result in an unacceptable over dominance of the neighbouring property of No.6 Brook Lane to the detriment of the amenity of adjacent occupiers. As such, the proposal is contrary to policy D25 of the Sedgemoor Local Plan 2011-2032.

The proposed first floor windows, by reason of the introduction of overlooking of neighbouring properties and that mitigation would detrimentally impact the amenities of future occupiers, would result in an unacceptable impact on the amenities of neighbouring residents. As such, the proposal is contrary to policy D25 of the Sedgemoor Local Plan 2011-2032.
