The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any extensions to the dwelling by the submission of a planning application. Reason: In the interests of the character and appearance of the building in accordance with Policy D2 of the Sedgemoor Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of the character of the building and in the interests of residential amenity in accordance with Policy D2 and D25 of the Sedgemoor Local Plan.

The windows and doors within the dwelling hereby permitted shall be of timber construction only and shall be retained as such thereafter. Reason: In the interests of the historic, rural character of the dwelling in accordance with Policy D2 and D26 of the Sedgemoor Local Plan.

No demolition/construction work (other than internal fitting out works) or deliveries to and from the site shall take place outside the hours of 07:00 to 18:00 Mondays to Fridays, 08:00 to 13:00 on Saturdays, with the exception of specific works which shall have been agreed in advance and in writing by the local planning authority and shall include details of the task, the date and duration of works. No works to take place on Sunday and Public Holidays. Reason: To protect the amenity of local residents from potential impacts whilst site clearance, groundworks and construction is underway.

Prior to the installation of any external lighting, a 'lighting design for bats', including amenity and security lighting shall be submitted to and approved in writing by the local planning authority. The strategy shall be informed by up to date information regarding how the site is being used by bats and shall show how through the choice of light units and the provision of a lighting and contour plan and technical specifications the site will be lit so as not disturb or prevent bats using their territory or having access to their breeding sites and resting places. Once approved all external lighting shall be installed in accordance with the approved details and shall be maintained thereafter in accordance with the agreed design.  Reason: To prevent light pollution in the interests of visual amenity and to safeguard the biodiversity of the site and European protected species in accordance with policies D20 and D24 of the Sedgemoor Local Plan.

Works shall not commence on the conversion of the building into a dwelling hereby permitted until a bat box or similar (to accommodate any discovered bat(s)) has been installed on site in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority. Any such box will be maintained in-situ thereafter for the duration of the works. Reason: To ensure the strict protection of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Prior to commencement of works on the access hereby permitted details of the measures to protect all trees and hedgerows during groundworks and construction shall be submitted to the Local Planning Authority prior to the commencement of groundworks in respect of the access. Such statement shall set out the measures to protect the retained hedgerows and trees from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during construction. The measures shall be maintained throughout the construction period. Reason: In the interests of European and UK protected species and biodiversity generally and in accordance with policy accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

The construction of the development hereby permitted shall be carried out in accordance with section titled "Impacts and the biodiversity mitigation hierarchy" of the Ecological Assessment dated 23 December 2019 in respect of badgers as follows: Any trenches dug should either be covered at night or have a rough sawn plank placed in them to act as a ramp for badgers or any other wildlife which may fall in Any chemicals or pollutants used or created by the development should be stored and disposed of correctly according to COSHH regulations Security lighting to be directed away from the undergrowth e.g. tree lines along the boundary Where a Natural England licence is required, a copy will be submitted to the Local Planning Authority prior to works affecting the badger resting place commencing. Reason: To safeguard badgers from the outset of the development, to comply with the Protection of Badgers Act 1992 and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity

The dwelling(s) hereby approved shall not be occupied until measures for the enhancement and protection of biodiversity have been installed in accordance with details that have been submitted to and approved in writing by the Local Planning Authority. Such enhancement measures shall include:- Bat boxes Bird boxes Bee bricks Reason: To safeguard and enhance biodiversity in accordance with policy D20 of the Sedgemoor Local Plan.

The dwelling hereby approved shall not be be occupied unless its foul water system has been connected to the main sewer system. There after all foul water from the dwelling shall only be discharged to the main sewer. Reason: To maintain nutrient neutrality and safeguard the biodiversity on the Somerset Levels and Moors Ramsar in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The proposed access shall be constructed in accordance with details shown on the submitted plan, drawing Nos. PA103 and PA104 and shall be available for use before the dwelling hereby permitted is occupied. Reason: To ensure the development is served by an appropriate means of access in accordance with Policy D14 of the Sedgemoor Local Plan.

If, during the works contamination is encountered which has not previously been identified, then the contamination shall be fully assessed and an appropriate remediation scheme shall be submitted to and approved in writing by the local planning authority. Reason: To protect the health of future occupiers of the site from any possible effects of contaminated land.

No development hereby approved shall be commenced on the access hereby permitted, with the exception of site clearance and preparation, until a landscape planting scheme has been submitted to and approved in writing by the local planning authority. Unless agreed otherwise in writing, the approved scheme shall be fully carried out within nine months from the date of commencement of the development. The trees/shrubs shall be protected and maintained, and any dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity in accordance with policies D2 and D19 of the Sedgemoor Local Plan.
