The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Except as required by condition 5 the occupation of the dwelling hereby approved shall be limited to a person solely or mainly employed by the business operating from the adjoining site to the east and south and to any resident dependants. Reason: To ensure that the dwelling continues to meet an identified need as the development has only been justified based on the specific needs of this established business in accordance with policy D11 of the emerging Sedgemoor Local Plan 2011-2032.

Unless agreed otherwise in writing the external materials shall be agreed by condition 4 of 14/17/00007. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor District Core Strategy 2006-2027 and the emerging Sedgemoor Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, there shall be no extensions to the dwelling hereby approved without the express grant of planning permission. Reason: To ensure that the scale of the buildings remains commensurate with the needs and affordability criteria of an essential rural worker in accordance with policy D11 of the emerging Sedgemoor Local Plan 2011-2032.

The ground floor staff facilities (canteen/restroom, changing room and shower) and first floor offices hereby approved shall only beuses in connection with the occupiers business run from the site and shall not be converted to addituional domestic accommodation without the prior express grant of permission. Reason: To ensure that the dwelling continues to meet an identified need as the development has only been justified based on the specific needs of this established business in accordance with policy D11 of the emerging Sedgemoor Local Plan 2011-2032.
