Conditions and Reasons

Number
Condition
Complied Date
1
By virtue of the significant alterations and re-building proposed, the development would be tantamount to the creation of a new dwelling in the countryside where development is appropriately controlled. The development does not meet the criteria of Sedgemoor's Planning Guidance Note on Conversion of Agricultural/Rural Buildings and the principle of the change of use and conversion of the barns to a dwelling is not considered to meet any of the exception policies set out in Sedgemoor Local Plan and is therefore contrary to Policies S2 and CO1 of Sedgemoor Local Plan 2011-2032.
2
By virtue of the extent of re-building proposed and the resultant poor quality design of the scheme and the resultant adverse impact on the setting and curtilage of the listed building, the proposal would be contrary to Policies D2, D19 and D26 of Sedgemoor's Adopted Local Plan.
3
By virtue of the relationship of the proposed dwelling with the adjacent proposed conversion schemes and the existing agricultural buildings to remain, the occupants of the proposed dwelling would suffer from an unacceptable level of overlooking, lack of private amenity space and conflicting uses to the detriment of the amenities of the future occupants of the proposed dwelling. The development would be contrary to Policy D25 of Sedgemoor's Adopted Local Plan.
