By virtue of the application site's restricted size the proposal for one 2 to 3 bedroom dwelling, with associated curtilage and off road parking, would result in a development that is cramped and contrived, out of keeping with the pattern of development in the immediate locality. The proposed development due to the limited footprint and lack of suitable amenity area would result in a poor and cramped layout, which would adversely impact on the amenity of potential future occupiers. The proposal is contrary to Policy D2 and D5 of Sedgemoor District Council's Core Strategy and Policies T3 and D2 of the emerging Sedgemoor District Local Plan.

By virtue of the location of the application, to the north of the existing residential properties on East Street, the proposed development would utilise the existing access track immediately adjacent to no.19 and no.21. The location of the proposed dwelling would result in an unsatisfactory relationship with the existing dwellings to the south and an increase in the use of the pedestrian/vehicular access, which would negatively affect the level of amenity reasonably expected of the existing dwellings. Such amenities of occupiers of no.19 and no.21 East Street would be unacceptably compromised by reason of unacceptable noise, overlooking and disturbance from the increased use of the access. This represents an unacceptable relationship contrary to Policy D16 of the adopted Sedgemoor Core Strategy and Policy D26 of the emerging Local Plan.
