The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the first use of the development hereby approved flood resilience measures will be carried out in accordance with the measures set out in the submitted Flood Risk Assessment, including the completion of a Flood Warning Evacuation Plan, and will be maintained thereafter in perpetuity. Reason: In accordance with Policy D1 of the Sedgemoor Local Plan 2011-2032.

Prior to the first use of the development hereby approved, properly surfaced parking spaces for the unit and a turning space for vehicles will be provided and constructed within the site, in accordance with details shown on the submitted "Proposed Parking & Turning Drg No. dm/3a". Such parking and turning spaces shall be kept clear of obstruction at all times and shall not be used other than for the parking and turning of vehicles in connection with the development hereby approved, and shall be maintained thereafter in perpetuity. Reason: In the interest of highways safety as in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

Prior to the first use of the building hereby approved, there shall be provision within the site for the loading and unloading of goods vehicles as shown on the submitted "Swept Path Analysis Drg No. 2776-001", and shall be retained and maintained thereafter in perpetuity. Reason: In the interest of highways safety as in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

The building hereby permitted shall only be used for the parking of caravans and touring vehicles, for their ancillary repair, maintenance and refurbishment and for the storage of associated products and equipment. Notwithstanding the provisions of the Town and Country Planning (Use Classes) (Amendment) (England) Regulations 2020, the building shall not be used for any other commercial purpose without the prior written consent of the Local Planning Authority, in conjunction with National Highways. Reason: To clarify the extent of the permission granted.

The rating level of any sound as part of this development (as defined within BS4142:2014+A1:2019 or subsequent amended versions), shall not exceed the prevailing background noise level at any time, when measured or calculated at the boundary of any noise sensitive dwelling. The assessment method used shall be in accordance with British Standard 'BS 4142:2014+A1:2019 Methods for rating and assessing industrial and commercial sound' Reason: To safeguard local residents from noise and disturbance as in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.
