The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby approved shall not be occupied until the parking area, as shown on the Location Plan & Block Plan Drg No. 01 has been provided and shall thereafter be maintained in that form thereafter solely for the parking of vehicles in connection with the occupation of the dwelling hereby approved. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The dwelling hereby approved sjhall not be occupied unless the access and parking areas have been surfaced and provided with drainage in accordance with details that have been submitted to and agreed in writing by the local planning authority. Such details shall prevent the discharge of surface water to the highways and shall not include loose materials, such as gravel or chippings, within 6m of the highways. Reason:  In the interests of visual amenity and highways safety in accordance with policies D2 and D14 of the SLP 2011-2032.
