Conditions and Reasons

Condition
Complied Date
1
The development is considered to be an inappropriate size, scale and design that would be out of keeping with the existing farmstead and would give rise to a significant and adverse impact on the character of the surrounding area and would therfore conflict with Policies D2 and P6 of the Core Strategy and advice contained within the NPPF.
2
The site is located within the area designated as countryside within the Sedgemoor Core Strategy where new development is strictly controlled. The Core Strategy does not identify a need for general housing within the countryside as this would represent a less sustainable form of development given the limited access to services and facilities. Given the insufficient information submitted to confirm that this form of development is sustainable in connection with the existing farmstead and given the permenancy of the proposal it is therefore considered to be tantamount to a terrace of new dwellings in the countryside and is considered to be contrary to policies S1 and P6 of the Sedgemoor Core Strategy and paragraph 55 of the National Planning Policy Framework.
