The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to their installation details of the materials to be used for the AOV unit and flue shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried in accordance with the approved details. Reason: In the interests of character and appearance of the development in accordance with Policy D2 and D26 of the Local Plan.

Any extraction or exhaust system used in connection with the preparation or cooking of food shall discharge in such a place that odours and noise therefrom are not perceived (as determined by an Officer of the Local Authority) beyond the application boundary are not perceived within the residential apartments or shared spaces within the building. Suitable and appropriate filters shall be installed within the extraction system to control odours arising from the cooking of food. The works detailed in the approved scheme shall be installed in their entirety before the use hereby permitted is commenced. The equipment shall thereafter be maintained in accordance with the manufacturer's instructions and operated at all times when cooking is being carried out. Reason: In the interests controlling odours and protecting residential amenity in accordance with Policies D24 and D25 of the Sedgemoor Local Plan
