The materials shall be completed in accordance with the details approved under planning permission 11/22/00030 and shall be implemented as part of the development unless agreed otherwise in writing by the local planning authority. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

The measures for the enhancement and protection of biodiversity shall be installed in accordance with the details approved on 31/01/2025 under reserved matters application reference 11/22/00030, or any variation subsequently approved by the Local Planning Authority. Once installed such measures shall be retained at all times thereafter unless otherwise agreed otherwise in writing by the local planning authority. Reason: To safeguard and promote biodiversity in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Unless agreed otherwise in writing, the approved landscaping scheme shall be fully carried out prior to final occupation. Thereafter the trees/shrubs shall be protected and maintained, and any dead or dying trees/shrubs shall be replaced to the satisfaction of the local planning authority for a period of five years following their planting. Reason: In the interests of visual amenity in accordance with policies D2 and D19 of the Sedgemoor Local Plan 2011-2032.

The development shall be carried out in accordance with the flood resilience measures set out in the applicant's letter dated 20/04/22, with the exception of the laying of plasterboard horizontally as set out in the subsequent applicant's letter dated 12th February 2025. Reason: To reduce flood risk to the development and future users in accordance with Policy D1 of the Local Plan.

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
