The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building. Reason: In the interests of the character and visual appearance of the existing building and conservation area in accordance with Policy D2 and D26 of the Sedgemoor Local Plan.

The areas allocated for vehicle parking and turning on the submitted plan, drawing number RTGH/23/02 Proposed Site Plan, shall be kept clear of obstruction and shall only be used for the said purpose and not for any other purposes. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.

Prior to the development hereby permitted being occupied the accesses onto The Esplanade over at least the first 5 metres of length, as measured from the edge of the adjoining carriageway, shall be properly consolidated and surfaced (not loose stone or gravel) and the accesses shall thereafter be maintained in that condition at all times. Reason: In the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan.
