The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The hours of opening shall be limited to between 1100hrs and 2300hrs Sunday to Thursday and between 1100hrs and 0000hrs on Friday and Saturday. Reason: To safeguard local residents from noise and disturbance during unsocial hours in accordance with Policy D25 of the Sedgemoor Local Plan.

The development hereby permitted shall be carried out in full accordance with the following: Noise Impact Assessment, ref 9652/LN/PR dated 12.5.22 by Acoustic Consultants Ltd Odour Control Proposal dated 2 February 2022 by Perfect Fabrications Ltd Odour Control System Design by Perfect Fabrication Ltd Prior to the restaurant/takeway first being brought into use the measures as set out within the above shall be fully installed and shall be retained as an integral part of the development thereafter. Reason: In the interests of the amenity of nearby properites in accordance with Policy D25 of the Sedgemoor Local Plan.

The occupation of the residential flat shall be limited to that of the manager of the restaurant/takeaway hereby permitted and any resident dependents. Reason: In the interests of the amenity of the occupants of the flat in accordance with Policy D25 of the Sedgemoor Local Plan.
