The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby permitted shall be carried out in strict accordance with Section 7.0 of the Aboricultural Impact Assessment and Method Statement dated 16 April 2020 under planning permission 11/20/00040. Reason: In the interests of visual amenity and to ensure that development site is appropriately landscaped to provide enhancement of the environment, mitigation for vegetation that is to be removed, to ensure biodiversity is maintained in accordance with Section 12 of the NPPF and Policies D2 and D20 of the Sedgemoor District Local Plan.

The approved planting scheme as approved on drawing no. (10)0004 P00 under planning permission 11/20/00040 shall be implemented in the first planting season following the completion of the development or otherwise agreed. All landscape areas shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species unless the LPA has given its written consent to any variation. Reason: In the interests of visual amenity and to ensure that development site is appropriately landscaped to provide enhancement of the environment, mitigation for vegetation that is to be removed, to ensure biodiversity is maintained in accordance with Section 12 of the NPPF and Policies D2 and D20 of the Sedgemoor District Local Plan.

The development hereby permitted shall be carried out in full accordance with the approved Construction Management Plan dated 6 April 2021 (approved under planning permission 11/20/00040) and the details so approved and any subsequent amendments as shall be agreed in writing by the Local Planning Authority shall be complied with in full and monitored by the applicants to ensure continuing compliance during the construction of the development. Reason: To protect the amenity of local residents from potential impacts whilst site clearance, groundworks and construction is underway in accordance with Policy D25 of the Sedgemoor Local Plan.

There shall be no burning of waste on the site during any construction or demolitions works. Reason: To safeguard local residents from smoke nuisance.

No demolition/construction work (other than internal fitting out works) or deliveries to and from the site shall take place outside the hours of 07:00 to 18:00 Mondays to Fridays, 08:00 to 13:00 on Saturdays, with the exception of specific works which shall have been agreed in advance and in writing by the local planning authority and shall include details of the task, the date and duration of works. No works to take place on Sunday and Public Holidays. Reason: To protect the amenity of local residents from potential impacts whilst site clearance, groundworks and construction is underway.

The area allocated for parking and turning on the submitted plan (10)003 Rev P00 shall be kept clear of obstruction at all times and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety.

At the proposed access there shall be no obstruction to visibility greater than 600mm above adjoining road level within the visibility splays shown on the submitted plan (10)003 Rev p00. Such visibility splays shall be constructed prior to the first occupation of the dwellings hereby permitted and shall thereafter be maintained at all times. Reason: In the interests of highway safety.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, or any statutory instruments revoking or re-enacting the Order with or without modification, the prior written permission of the local planning authority shall be obtained for any extensions to the dwellings or the siting of outbuildings within their curtilage by the submission of a planning application. Reason: In the interests of the character and appearance of the area and the health of the existing trees on site in accordance with Policy D2 and D22 of Sedgemoor District Council's Core Strategy.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification) and following on from the submission of the revised details as listed in schedule A, no further windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of residential amenity in accordance with Policy D25 of the Sedgemoor Local Plan.

The first floor bathroom window to the east elevation of plot 4 shall be fitted with obscure glass prior to the occupation of the dwelling hereby permitted and shall be retained as such thereafter. Reason: In the interests of the amenity of nearby properties in accordance with Policy D25 of the Sedgemoor Local Plan.
