Due to the proposed layout and appearance the proposed dwellings would not reflect the character of existing dwellings outside of the site and dwellings approved as part of the wider development respectively. The lack of frontage to the highway within Walrow Road (and within the approved development) would have a negative visual impact on the character and appearance of the locality and would not provide a positive visual appearance to the street scene. The very close proximity of the proposed dwellings to The Firs would also reduce the positive contribution of the existing property to the setting of the wider development and result in a cramped and contrived appearance to the layout overall. The proposal is therefore considered to be contrary to Policy D2 of the Local Plan.

The proposed dwellings would be positioned to the west of The Firs at a distance of between 6.3m and 8m and their proposed two storey height and close proximity to the facing elevations of the existing property would result in a detrimental impact on the amenity value of the existing residents. Both dwellings would sit on elevated ground levels compared to that of The Firs and taking into account the proximity and height of each dwelling the resultant effect would be one of visual dominance and overshadowing to the west elevation windows of The Firs and limited amount of private garden curtilage that would be left for the neighbouring dwellings. The proposal would be contrary to Policies D2 and D25 of the Sedgemoor Local Plan.
